What are the NHBC Standards?

The NHBC Standards are the technical requirements that homes covered by an NHBC warranty must meet. NHBC is the largest provider of new-build warranties in the UK, and its Standards sit alongside the building regulations, sometimes going further. The current edition, NHBC Standards 2026, applies to homes where the foundations began on or after 1 January 2026.

A warranty provider sets its own construction standards because it is underwriting the risk that the home is defective, so it has an interest in how the home is built beyond the minimum regulations. The Standards are updated regularly, with each edition applying from a set date based on when foundations start.

How do NHBC Standards relate to ventilation?

For ventilation, a new build must meet Part F, and the NHBC Standards reinforce good practice around the systems and their installation as part of the warranty requirements. In practice, a well designed and commissioned system that meets Part F will generally satisfy NHBC, but the warranty gives NHBC an interest in the ventilation being installed and working correctly.

Because damp and condensation are among the most common new-build complaints, ventilation is an area a warranty provider cares about. Meeting Part F, and having the commissioning records to prove it, is the foundation; the NHBC requirements sit on top of that as part of the overall build quality.

Why do NHBC Standards matter to a new-build buyer?

For a buyer, the NHBC warranty is reassurance that the home, including its ventilation, was built to a recognised standard and is covered if something is defective. It gives an extra layer of oversight beyond building control. If you are buying a new build with MVHR, the NHBC warranty and the commissioning records together are your evidence the system was done properly.

If a ventilation problem emerges early in a new build, the warranty can be the route to getting it put right. So when buying, it is worth asking for both the NHBC documentation and the ventilation commissioning sheet, which between them show the system was built to standard and tested.

Which new homes do NHBC Standards apply to?

The NHBC Standards apply to homes registered for an NHBC warranty. The 2026 edition applies where the foundations began on or after 1 January 2026; earlier homes follow the edition current when they were built. Not every new home uses NHBC, as there are other warranty providers, but it is the most common.

If your new home has a warranty from a different provider, that providers own standards apply instead, though they cover similar ground. The building regulations, including Part F for ventilation, apply to every new home regardless of which warranty it carries.
